Singapore Home Prices Rose 3.2% in the First Quarter
Singapore’s private home prices rose 3.2% in the first quarter, marking the fourth consecutive quarter of price increases, according to the latest data from the Urban Redevelopment Authority. New condominium launches have contributed to the price increases, said Tan Tee Khoon, PropertyGuru’s country manager for Singapore. Despite the rise in prices, the number of sales fell about 8% on a quarterly basis and was down 38% year over year as some investors adopted a wait-and-see attitude because of higher stamp duty, Mr. Tan said. The most in-demand housing market in Victoria, Australia, is Kangaroo Ground, just 16 miles northeast of Melbourne’s central business district, according to new PropTrack data. Houses in this area attract up to 480 potential buyers each. Most of the current listings have a price guide around A$3 million (US$2 million), which are relatively cheaper than other Melbourne suburbs. U.S. 30-Year Fixed-Mortgage Rates Fell Below 7% for the First Time Since February
U.S. mortgage rates declined last week for the third week in a row. The 30-year fixed-rate mortgage rate fell to 6.92% as of last Thursday, the first time the rates fell below 7% since February. Other mortgage rates also continued to decline as markets anticipate tighter financial conditions in the coming months. The 15-year fixed-rate fell to 6.12% last week, compared to 6.2% in the prior week. “Economic uncertainty continues to bring mortgage rates down. Over the last several weeks, declining rates have brought borrowers back to the market, but, as the spring home-buying season gets underway, low inventory remains a key challenge for prospective buyers,” said Sam Khater, Freddie Mac’s chief economist.
