Chinese Developer Country Garden May Be Headed Toward Default
China-based developer Country Garden Holdings—which has become a symbol of China’s broader property debt crisis—may be headed for a restructuring. It’s already missed deadlines to pay interest on two dollar bonds, and grace periods are set to end later this month. It has $11 billion of offshore bonds outstanding, and the company “expects that it will not be able to meet all of its offshore payment obligations when due or within the relevant grace periods,” the company announced in a Tuesday filing. The default may lead to legal action from its creditors and it could “pressure the offshore bondholders to approve any upcoming restructuring proposal,” said Ting Meng, a senior credit strategist at Australia and New Zealand Banking Group. Fairfield and under-the-radar Chifley are also primed for appreciation. realestate.com.au

There’s also been a 40% to 60% spike in demand from foreign investors, leading Betterhomes to predict that the “overall landscape suggests a positive trajectory for the off-plan market in the emirate.” Khaleej Times
