Home Prices in the Greater Miami Area Shot up 15% in 2023
The median price for single-family homes in Miami-Dade County jumped 14.9% year over year in December, increasing from $530,900 to $610,000, according to data from the Miami Association of Realtors. Also in December, single-family home sales increased 1.3% annually, while existing-condo sales fell 7.2% from the previous year, affected by lack of inventory at certain price points and high mortgage rates. Total inventory in the Miami area was down 43.6% from the monthly historical average, though total active listings at the end of December were 6.9% higher than a year earlier. World Property Journal

Canadian Government Considers Factory-Built Homes to Increase Supply
The Canadian government is looking to use factory-built, or modular, homes as a way to rapidly increase the country’s low housing supply. By the end of the decade, it’s estimated that Canada will have about 3.5 million fewer homes than what the country needs to restore housing affordability, as home prices top C$1 million (US$741,955) in some cities, according to the Canada Mortgage and Housing Corp. New residential construction rose 18% in December on a monthly basis, the CMHC reported. “Modular really represents an opportunity to give the construction sector different options to help meet that significant demand by fabricating different building components or modules in an off-site controlled factory environment,” said Sunil Johal, vice president of public policy at CSA Group. U.A.E. Nixes Down Payment Requirement for Golden Visas
The U.A.E. has canceled the AED 1 million (US$272,294) minimum down payment required for people to qualify for a golden visa through a real estate investment, as it seeks to encourage more residents and investors to establish deeper roots in the country, according to a report. To qualify for the 10-year residency program, investors are required to buy property valued at AED 2 million or above. But previously, for properties bought on mortgage or installment plans, home buyers had to make a minimum down payment of AED 1 million, or 50% of the property’s value. Now, investors can qualify for the golden visa if the property’s value is AED 2 million or more, regardless of whether it’s off-plan, completed, mortgaged or not mortgaged, according to Maroun Abou Harb, an associate at law firm BSA Ahmad bin Hezeem & Associates.
