Owners of Second Homes in Scotland Could Pay Double Council Tax
Starting in the spring, Scotland will give councils the power to double the council tax on owners of rural second homes, according to plans unveiled by the Scottish National Party. If implemented, the councils would be encouraged to use the tax revenue on affordable housing. Additionally, if homes aren’t being used, councils could buy them via compulsory purchase orders and convert them into private rentals. “Housing plays an important role in sustaining rural communities and supporting them to thrive,” said Paul McLennan, Scotland’s minister for housing. Two years after a Malibu, California, mansion first listed for a steep $74.8 million, the beachfront property finally sold at auction at the end of August for a heavily discounted $26.5 million. Now, not even two months later, the lavish home has returned to the market, asking just under $38 million. Though Rental Demand in Australia Is Decreasing, Low Inventory Is Keeping Prices High
In most Australian suburbs, rental demand has eased over the past year. However, demand is still high by historical standards, as vacancies remain low, keeping rents from falling in the near future. Demand is highest in the Perth suburb of Bentley, where there were an average of 160 inquiries per listing. “Of the capital cities, Adelaide and Perth have the lowest vacancy rates in the country, and the lack of available rentals is at critical levels,” said PropTrack senior economist Eleanor Creagh. Most of the suburbs with the highest demand have a median weekly rent of A$500 (US$317) or less, while pricier suburbs—such as Barangaroo, Point Piper and Tamarama in Sydney, and Dalkeith in Perth, where median rents can cost more than A$1,000 per week—had much lower rental demand, with 20 or fewer inquires per listing. realestate.com.au
