New Mortgage Commitments Spiral in U.K. as Rates Rise
New mortgage commitments in the U.K. have fallen to their lowest levels since the Covid-19 pandemic began, with would-be home buyers opting out of the market over concerns that interest rates will keep rising. According to the Bank of England, the number of people committing to a mortgage in the first quarter of this year dropped 16.1% from the previous quarter—and was down 40.7% from the same time period last year. The value of gross mortgage advances also fell to £58.8 billion (US$74.6 billion), its lowest mark since the second quarter of 2020. The Bank of England has raised the benchmark rate 12 consecutive times since spring of last year as a means to stem inflation. City A.M.
Holiday Homeowners Faring Better Than Long-Term Rental Investors in the U.K.
The Airbnb investor is trumping more traditional rental property owners at the moment in the U.K. According to analysis by estate agency Hamptons, vacation homeowners who rent out their properties via services like Airbnb nabbed an average of £15,600 (US$19,805) over the past year, compared to long-term rental investors who saw an average of £13,400. Over the past 10 years in the U.K., annual income generated by vacation homes has grown by 63% (from £9,600) compared to just 5% (from £12,800) for buy-to-rent properties. PropertyWire
Australian Housing Shortage Looming by 2028
A study by the Institute of Public Affairs says that Australia will be facing a housing shortage of 252,800 homes by 2028 due to “unplanned migration.” Citing the overseas migration figures from the 2023-24 federal budget, the Australian think tank said the country will face a net rise of overseas migration of 1.75 million by 2028, and that, along with natural population increase, will create the housing shortfall. The institute predicts that the shortage will be felt all across the country, but that New South Wales stands to have the biggest need at more than 70,000 homes. realestate.com.au
