Hong Kong Residential Market Set to ‘Struggle’ Until at Least March
Hong Kong home prices are forecast to decline by 10% in 2024 as high interest rates slow demand amid an oversupply of housing stock, according to a UBS report. Economic conditions are likely to mean discounted prices from developers, many of whom are already facing a shortage of cash, according to the Swiss investment bank. “The market will continue to struggle for at least another six months before the U.S. Federal Reserve cuts the interest rate,” said John Lam, head of China and Hong Kong property research at UBS, which anticipates the easing to begin in March. Older Canadians More Likely to Age in Place, Report Says
With more wealth and better health, older Canadians in the country’s six biggest cities are increasingly staying in their homes, according to a report from the Canada Mortgage and Housing Corporation. The proportion of sellers is only set to increase among the very oldest members of senior age groups in Vancouver, Edmonton, Calgary, Toronto, Ottawa and Montreal, meaning it’s likely to take “another few years to see a significant proportion of senior households list their properties for sale,” according to the report. Site With Plans for a Yacht-Shaped Home in Melbourne Lists for A$11.5 million
A waterfront home site with plans for a five-story mansion shaped like a yacht has hit the market in Toorak, a suburb of Melbourne, Australia, with a guide price of up to A$11.5 million (US$7.45 million). The project, designed by Rob Mills Architecture & Interiors, calls for demolishing the existing flour-bedroom home and replacing it with a ship-shaped residence featuring a rooftop spa and bar, a pool, an internal garage for six or more cars, a gym, a sauna room and a private Yarra River jetty. The new owner may choose not to go forward with the plan, but “we suspect somebody may want to take over that relationship with Rob and take on these existing plans or something similar,” said Justin Long, director of listing agency Marshall White Stonnington. “I would simply refer to it as a future Toorak icon.” realestate.com.au
Number of Russian Buyers Surges in Spain
The number of Russians buying homes in Spain has reached its highest level in almost a decade, according to Spanish notary public data. The number of housing transactions made by Russian nationals in the first half of the year rose 50% annually, and was the highest number of deals since the first half of 2014, when Russia annexed Crimea from Ukraine and came under Western sanctions. Britons, Germans and Moroccans were the active foreign buyers in Spain, while Russians, Ukrainians and Americans accounted for the biggest growth.
