U.K. Rents Hit Seven-Month High in May
Summer rent hike season has started a little early in the U.K. According to the latest Goodlord’s Rental Index, rents rose to a seven-month high of £1,183 (US$1,511 in May, an increase of 6.4% year over year, with average rents up 1.4% last month alone. The West Midlands saw the largest month-over-month increase (4%), followed by the North West (2%). Industry insiders point to the summer months as the busiest for the U.K.’s rental market, and the time when prices for such properties reach their peak. PropertyWire
Hong Kong Home Market Cools After Curb-Removal Craze
The removal of market-cooling measures in late February unleashed a flood of pent-up demand that already appears to have sputtered out. The burst of activity following the cessation of property curbs—4,141 transactions in March compared to just 262 in February—looks to have burned out with just 1,880 deals in April and a further fall to 1,273 sales in May. Global real estate consultancy JLL named the twin factors of high inventory levels and interest rates as playing roles in moderating demand, despite the curb removal, and expected normal buying sentiment in the short term. Singapore Property Insiders Pessimistic About Luxury Market
Overall sentiment about the state of the Singapore real estate industry appears to be optimistic, according to the latest Institute of Real Estate and Urban Studies poll, which surveyed property executives in the city-state. Respondents pointed to higher growth, low unemployment rate and the easing of core inflation as positive developments. The same cannot be said about sentiment about the high-end home market, however. Industry insiders cited the potential for oversupply in the prime sector—and perhaps more importantly—the Additional Buyer’s Stamp Duty, which has scared off would-be foreign buyers and investors, as the reasons for their pessimism. Actor Hill Harper, who has starred in “The Good Doctor” and “Homeland,” among many other credits—and is currently a candidate in the Michigan U.S. Senate race—has listed his oceanfront property in Malibu, California, for rent for $18,000 a month.
