Luxury Condo Sales, Prices Suffer Under Singapore’s New Stamp Duty
Want to take the wind out of a market? Introduce a new tax. Sales and prices for luxury homes in Singapore came crashing down in the second half of 2023 after the nation introduced the Additional Buyer’s Stamp Duty (ABSD). According to international property consultancy Knight Frank, the nation saw 64 prime non-landed residential transactions totaling S$503.9 million (US$379.3 million) in the second half of 2023, with prices averaging S$2,302 per square feet—a drop of more than 50% year over year, from 134 sales in the second half of 2022, totaling S$1.2 billion at an average price of S$2,625 per square foot. The ABSD, which went into effect in April, doubled the stamp duty paid by foreign buyers to 60%. The Business Times
New Luxury Development Near New Delhi Sells out in Three Days
It only took about the length of a weekend for India’s biggest real estate developer to sell out their latest project. According to an exchange filing, DLF Ltd. sold all 1,113 luxury units, including four-bedrooms apartments and penthouses, across the seven towers of their new DLF Privana South project in Gurugram, a city near New Delhi, in three days for a total of 72 billion rupees (US$865 million). Non-resident Indians accounted for one-quarter of the sales of the development, which is spread over 116 acres and has yet to even start construction. The speedy sellout is just the latest run on luxury goods in the nation, which is seeing a trend of the well-off spending on high-end products as incomes rise in one of the world’s fastest-growing economies. A Cautionary Tale of Co-Ownership in Vancouver
Marilyn Dawson, the co-owner of a C$3 million (US$2.24 million) home in Vancouver’s Kitsilano neighborhood has petitioned the courts to force a sale of the property after claiming the living situation has become “unbearable.” Dawson has been living with co-owner Charlotte Joan Currie for the past four years at the home under a “tenants in common” arrangement, an agreement that allows strangers to live together in a property that neither could afford on their own. The program has become increasingly popular in Vancouver as home prices continue to rise. Dawson, who’s conflicts with her co-owner range from the interpersonal to issues around home maintenance, is asking the B.C.
