Jon Matthews has submitted plans for a 38-storey student accommodation tower by Mancunian Way in Manchester
The scheme for Premier Inn Hotels and Dominvs Group would see the demolition of a five-storey Premier Inn currently on the site at One Medlock Street and its replacement with 1,014 student flats as well as a 13-storey office building.
The 36,000m2 office building would feature a glazed curtain wall system behind a grid-like Cor-Ten exoskeleton, with the building set back at upper levels to provide external terraces.
The tower would meanwhile be stepped back from River Street, with an 11-storey shoulder volume helping it to relate to the next-door office building and street. The building would be 40 per cent glazed at accommodation levels, with the façade also having openable vent panels.
The tower would contain around four cluster apartments per floor, each having six or seven bedrooms for students. It would also have two staircases, meaning it would comply with updated building safety rules if the government introduces a maximum height for single-stair residential buildings.
A design and access statement does not say whether the scheme would feature any affordable homes or office space.
The development would be a stone’s throw from Mancunian Way, a section of Manchester’s ring road to the south of the city centre. The former industrial area is already set to see the development of several towers, including high-rise residential schemes by Simpson Haugh.
