Off-Plan Homes Sales Have Surged in Dubai Since 2020
Dubai off-plan real estate transactions have seen staggering growth of over AED 30 billion (US$8.2 billion) from 2020 to 2023. Over 60,000 units are expected to be delivered by the end of this year, according to property developer, ZāZEN Properties. Additionally, over 80,000 more units are expected to enter the real estate market in 2024 and 2025. The surge is attributed to the country’s transformative policies and objectives. “Off-plan real estate, especially when under construction, is significantly more affordable when compared to ready properties—this is proven through history as there is a high probability of capital appreciation near completion,” said Madhav Dhar, ZāZEN Properties’s COO. A three-level riverfront mansion in Brisbane, Australia, with a tennis court, a boat shed and a pontoon is expected to fetch one of the city’s highest sale prices of the year. The asking price hasn’t been revealed, but the listing agent said it was set to beat recent sales in the area. The sellers have owned the property for 40 years. “They were looking for a large enough block that could do a grass tennis court with a circular driveway,” said Sarah Hackett of Place Estate Agents, Bulimba. Growing Number of Canadians Believe They’ll Never Buy a Home
As Canada faces a housing affordability crisis, 48% of Canadians who don’t already own a home say they think they never will, according to a survey from Mortgage Professionals Canada. This is up 15% from just six months ago and up 33% from a year ago. As the country struggles with housing affordability, higher interest rates are also keeping would-be first-time home buyers from making a purchase—77% of non-homeowners surveyed said high interest rates have affected their home-buying plan. Additionally, the survey found that 7% of homeowners with mortgages are considering selling their homes because they can’t afford their monthly payments. BNN Bloomberg
Jeddah Tower, Set to Be the World’s Tallest Skyscraper, Resumes Construction After 10 Years
Construction on Saudi Arabia’s Jeddah Tower—set to be the world’s tallest skyscraper—has resumed after nearly a decade. With a height of 3,280 feet, Jeddah Tower is expected to eclipse what’s currently the tallest tower on the globe, Burj Khalifa in Dubai, which is 2,716 feet. Jeddah Tower will hold a Four Seasons hotel, residences and offices, plus the world’s highest observation deck on a constructed building. It was designed by Chicago-based studio Adrian Smith + Gill Gordon Architecture, the architects behind New York’s Central Park Tower, which reigns as the world’s tallest residential building at 1,550 feet.
