Benihana’s former one-bedroom corporate home has a large foyer, a chef’s kitchen, and an open living and dining area. A handful of leading Japanese home builders are turning to the U.S. as a shrinking population impacts sales numbers on home soil. Sekisui House, Daiwa House Industry and Sumitomo Forestry together sold around 30,000 homes in the U.S. in the 2023 fiscal year, about 30% more than in Japan. The groups are especially focused on Texas and Florida. “We’ll see the effects of population decline after 2030, which means we need to build a foundation [in the U.S.] before then,” said Yoshihiro Nakai, president of Sekisui House. New Zealand’s housing market cooled in June with prices and sales falling. The median price fell 1.3% from the same time last year and remained flat from May at NZ$770,000 (US$465,199), as the number of sales fell 15% from a year ago, according to the Real Estate Institute. National listing inventory, meanwhile, increased 29%. “Salespeople are seeing some properties come to market due to high interest rates, cost of living pressures and changing employment circumstances,” said Jen Baird, the institute’s chief executive. 1News
