London Renters Face Low Supply, High Costs
It’s not an easy time to be a renter in London. Flat dwellers in the capital city are facing the highest costs since 2012, while limited supply and robust competition are poised to keep prices elevated for the near future. According to the Office of National Statistics, rents increased 4.8% in the year to March, up from 4.6% in the year to February. Further data from rental portal Spareroom has found that the average asking price of rent in London has increased to £952 so far this year, up 20% from £794 for the same period last year. “There’s now not a single London postcode with an average monthly rent under £700,” said Matt Hutchinson, director at SpareRoom. Canadians Should Prepare to Spend More on Housing
Housing costs may need to claim a larger portion of household budgets in the near future, according to Charles St. Arnaud, the chief economist at Alberta Central and a former economist at the Bank of Canada. Citing scarce inventory, strong immigration and high interest rates that will put greater pressure on the rental market, Mr. St. Arnaud told BNN Bloomberg that they experts “always say households shouldn’t pay more than 30% of their income in shelter costs, at some point that might have to be thrown out the window.” As households allocate more money toward the cost of housing, Mr. St. Arnaud noted, it could have a knock-on effect on consumer spending as individuals will have less resources to commit to other parts of the economy.
